Pierce County April 2026 Update: Buyer Demand Is Outpacing Supply

THE SPRING MARKET IS LIVE

I told sellers back in winter that the spring window was opening. April confirmed it. Buyer activity in Pierce County has stepped up another gear, inventory is barely keeping up, and the homes that are priced and presented correctly are moving inside two weeks.

If you have been waiting on a clearer signal, this is it. Here is what I am actually seeing across Puyallup, Tacoma, and the surrounding South Sound markets right now.

INVENTORY IS UP, BUT NOT ENOUGH

New listings in Pierce County are running ahead of where we were in February and March, which is normal for the season. What is not normal is how quickly that new inventory is getting absorbed.

The supply-demand gap has not closed. We are still well below historical averages on months of inventory. Buyers who waited out the winter are now competing for the same pool of homes alongside the buyers who were already active. That math favors sellers.

If you are listing in the next 30 days, you are walking into a strong demand environment. If you are buying, you should expect competition on anything well-priced under $700,000.

PRICING IS STILL HOLDING

Median sale prices in Puyallup, Sumner, and Bonney Lake have held steady or ticked up slightly through April. We are not seeing 2021-style frenzy, and we are not seeing the meaningful declines some national headlines keep predicting.

What I am seeing is a more disciplined market. Homes priced at fair market based on actual recent comps are getting offers within the first 10 days. Homes priced 5 to 8 percent above where they should be are sitting and eventually reducing.

The buyers in this market are educated. They have been watching for 18 months. They are not going to overpay because the listing description is enthusiastic.

WHERE RATES ACTUALLY ARE

Mortgage rates in early April are sitting in a range that has stabilized buyer behavior. Most qualified buyers I work with are making decisions assuming rates roughly where they are, not where they hope they will be in six months.

A few lenders are running aggressive buydown programs, especially on certain new construction inventory. If you are in the market and your lender is not actively running scenarios with rate buydowns, closing cost credits, and seller-paid points, you are leaving real money on the table.

WHAT IS SELLING FASTEST

The strongest segments right now are single-level ramblers in established Puyallup neighborhoods, well-maintained homes between $450,000 and $625,000, and homes within Puyallup or Sumner school district boundaries. These are the listings I am seeing get multiple offers consistently.

Homes that are sitting are usually one of three things. Overpriced relative to the comps. Awkward layouts that have not been updated. Or photos and presentation that are not pulling buyers in the door.

WHAT IT MEANS FOR SELLERS

If you are thinking about listing, the window is open and active. The next 8 to 10 weeks are statistically the strongest selling stretch of the year in Pierce County. Buyer demand peaks late April through early June, then naturally cools through summer.

Pricing right and presenting well are doing 90 percent of the work right now. The market is rewarding sellers who treat the listing seriously and punishing the ones who do not.

WHAT IT MEANS FOR BUYERS

Be ready before you start. Fully underwritten financing, not just pre-approval. Clear must-haves and a real walk-away number. The ability to write a clean, decisive offer within 24 hours of seeing the right property.

Buyers who are organized are winning. Buyers who are still getting their financing together are watching homes go to other people.

THE NEXT 60 DAYS

Expect more listings to come online through May. Expect competition to remain elevated through June. Expect a natural softening in mid-summer as families pause around vacations and back-to-school timing kicks in.
