Spring 2026 Market Update: Pierce County Is Moving
SPRING HAS ARRIVED AND SO HAVE THE BUYERS
Every year I watch the same cycle. January and February are quiet. Sellers are cautious. Buyers are browsing but not pulling the trigger. Then March hits and everything accelerates.
That is exactly what is happening right now in Pierce County.
INVENTORY IS UP BUT NOT BY MUCH
We are seeing more listings come online compared to the winter months, but inventory is still well below historical averages. The increase is enough to give buyers more options, not enough to shift power away from sellers. If you have been waiting for a crash or a flood of desperate listings, it is not here.
The homes that are hitting the market right now are a mix of move-up sellers who locked in low rates and are finally making the jump, downsizers, and relocations. The quality of what is available is genuinely better than what we saw over the winter.
PRICING IS FIRM
Median prices in Puyallup and surrounding areas have held steady through the first quarter. We are not seeing dramatic appreciation like 2021, but we are also not seeing any meaningful decline. Sellers who price correctly based on recent comps are still getting strong offers within the first two weeks.
The homes that are sitting are the ones priced 5 to 10 percent above where they should be. Buyers in 2026 know the data. They are not going to overpay just because it is spring.
BUYER ACTIVITY IS STRONG
Open houses are getting traffic again. Multiple offer situations are happening on the best listings in the 400 to 600 range. Buyers who are fully underwritten and ready to move are winning. Buyers who are still figuring out their financing are losing.
If you are a buyer and you have not talked to a lender yet, you are already behind.
WHAT THIS MEANS FOR SELLERS
If you have been thinking about listing, the next 8 to 10 weeks are your best window. Buyer demand peaks in April and May. Inventory is still manageable. And homes that are priced right and show well are moving.
Do not wait for summer thinking it will be better. Historically, the strongest selling window in Pierce County is mid-March through early June. We are in it right now.
WHAT THIS MEANS FOR BUYERS
Be ready before you start looking. Get your financing locked. Know your budget. Have a clear list of must-haves. When the right property hits, you need to be able to move within 24 to 48 hours.
