Your Home Isn't Selling. Here's the Real Reason Why.

THE HARD CONVERSATION

If your home has been on the market for 30, 60, or 90 days with little activity, you are probably frustrated. Maybe your agent is blaming the market, interest rates, or timing. Maybe you are starting to wonder if you should just take it off and try again later.

Here is the truth most agents will not say out loud: if your home is not selling, it is almost always one of three things. And all three are fixable.

REASON 1: PRICE

This is the big one. In almost every case where a home is sitting, the price is wrong.

I know that is hard to hear. You looked at the comps. Your agent ran the numbers. Maybe you even got an appraisal. But the market does not care about any of that. The market cares about what buyers are willing to pay right now for homes like yours.

If you have had plenty of showings but no offers, buyers are interested but the price is pushing them away. If you have had almost no showings, the price is so far off that buyers are not even bothering to look.

A price reduction is not failure. It is a correction based on real market feedback.

REASON 2: CONDITION AND PRESENTATION

Buyers today have been trained by HGTV. They walk into a home expecting it to look like a staged model. When they see dated finishes, clutter, deferred maintenance, or just a house that feels lived-in and tired, they mentally subtract value.

Sometimes the fix is simple: deep cleaning, decluttering, fresh paint, and better photos. Sometimes the fix is more involved, such as replacing worn carpet or updating a kitchen that screams 1995. Either way, the gap between how your home shows and what buyers expect is costing you money and time.

REASON 3: MARKETING

If your home is priced right and shows well but still is not getting traffic, the marketing might be the problem. Where is your listing being syndicated? What do the photos look like? Is there video? Is your agent actively promoting the property or just waiting for buyers to find it on Zillow?

In 2025, your listing needs to compete for attention online. A few dark photos and a generic description will get buried. High-quality visuals, compelling copy, and strategic distribution across platforms are baseline requirements.

THE RESET OPTION

If your home has been sitting for a while, you have two choices. One is to make adjustments, whether that is price, condition, or marketing, and re-energize the listing. The other is to take it off the market, make changes, and relist fresh after a waiting period so it shows up as a new listing again.

Both can work. The worst option is to do nothing and hope something changes.
